Changes Eyed at Downtown Building

The planning board is reviewing the proposal.

A new, four-story retail-office and apartment building is eyed at downtown Westborough's 25 West Main St., a two-story building between Avidia Bank and the Mackintire Insurance Agency.

The plan currently has 28 apartments (15 one bedroom, 10 two bedroom and three efficiency), but "I don't want to represent that this plan is set in stone," 25 W. Main St. LLC's Jack Thomas told the planning board last week.

The board is holding a Downtown Planning Overlay District special permit public hearing on the proposal.

The board has continued the hearing to July 30, and asked Town Planner Jim Robbins to draft a decision for that meeting.

Whether the project has sufficient parking has been a concern raised during the two hearing sessions.

Thomas has proposed providing 38 parking spaces.

He also has noted that he and the Mackintire Insurance Agency's owner have a gentleman's agreement about sharing and maintaining some spaces.

The agreement "benefits both of us," Thomas said.

Thomas had architect Dan Lewis and engineer Josh Sperling develop two alternative parking plans that don't involve the Mackintire site, for the board's review.

Chairman Lester Hensley noted that parking isn't required for Downtown Planning Overlay District projects.

"So, to the extent that your development has parking" provides a "benefit to the property and to the town," Hensley said.
